Signs That You Need a New Roof

February is a short month, and soon enough our Northern Virginia area will be experiencing March’s Spring weather followed closely by April showers. Although we are still in winter, we have experienced a series of warm sunny days, so this is the perfect time to assess if your home needs a new roof before you find yourself with a leaky roof this Spring.

Even though a roof is one of the most important features in a house, homeowners do not pay as much attention to it since it is so high over our heads. So, usually, people replace their roof once a huge problem arises. “But how do I know if my roof is failing?” Here are several warning signs inside and outside of your home which means your roof needs a change:

Inside the home:

  • If you can see daylight coming through the roof that means that water, snow and cold air is also sneaking in. Leaks should be patched immediately!
  • Notice any dark spots? Dark spots usually mean that moisture is getting in your roof and is creating mold! This is a huge problem because it could also damage your walls.
  • Is your roof sagging? If it is sagging, you need to replace your roof as soon as possible! A saggy roof means a structural issue. It could be an issue with the attic or the supports in the foundation.

Outside the home:

  • Finding something other than leaves in your gutter? As the granules on your roof age, they fall and find the way to your gutters. If you see too many of those, then this is more than a cosmetic issue.
  • With damage and age your shingles will begin to fall. They will also curl or buckle. Heavy winds can also crack your shingles, a couple shingles can be replaced but if the damage is all over, then start thinking about a new roof.

What about the age of your roof? Depending on the material and if it’s properly insulated and maintained, your roof could last a long time. Typically, an asphalt roof can last 20-25 years. You can figure out if you need a new roof depending on the material and age of your home.
